We have been here about 4 years without using either the heat or the air conditioning, but we are on the south side and it seems we get plenty of sun when the sun is lower in the sky and opening the place up when too hot makes it cool enough. If this is a problem with being too cold and more people are having this problem, maybe the process advertised is not what is actually being done, or could be changed?
Fred, thanks you for your timely response I’m sure the entire group appreciates it.
In the northern hemisphere anything facing south gets the majority of the Sun ..especially during the summer time when the days are longer the Sun comes up earlier and remains out later . It is however higher up in the sky. Now in the winter time the sun is lower in the sky.
And as that sun increases its height in the sky relative to the position on the earth it is the overhang , the overhang on the outside of the units or actually the patio itself providing that blockage to the relative angle of the sun higher in the sky at that point in time of the year which will protect you in the summer time with its shade …but as the sun drops down at the latter part of the summer and the beginning of Fall/ Winter, the long rays of the fall/ winter sun will in fact come into your abode unobstructed and not be mitigated by the overhang / patio, due to the lower relative angle in the sky ( the Earth moves farther away from the Sun at this time of year and at the winter solstice is the farthest away ( which gives us the shortest day of the year for the northern hemisphere) and , henceforth, the “longer rays of the sun” terminology. This is probably what gives you the warmth that you mentioned in the last few months of the year and a few months of the beginning of next year again Sun’s lower in the sky does not hit your overhang receive the sun inside your house concrete on the floor receives it and hold on to it for a while and that keeps you essentially natural Heating and Cooling you’re very fortunate to have that in some respects (since the floors are made of concrete they retain heat and give off this heat slowly over approximately 4 to 6 hours after receiving it (if you have a carpet this may minimize things).
However, this is not the same for the people on the other sides. The east facing things gets sun in the morning; West Side gets sun in the afternoon. North side, sorry you’re out of luck and you probably will feel like you are living in Seattle or even the Arctic…as you receive very little, if any Sun. North sides also have another thing to be concerned about with this lack of sunshine I eat a lack of natural burning off of detrimental growth meaning especially around our area mold. due to moisture and the lack of sunshine that was just mentioned mold does tend to appear much more often on the north facing objects on subject things here in the northern hemisphere. All the above would be reversed for the Southern Hemisphere and I do not know if toilet flush backwards haha :-). This being said, that is not the issue at hand here although it definitely should be one that I would imagine need to be seriously considered by many if not all the residents not only concerning the relative positioning of the units but also did something Marine layer and humidity levels that this area has continuously and deep relative age of the building so let’s sell that and continue focusing on the subject at hand
I imagine there are a number of other residents like the ones in my tower who are over 80 and who freezes at night because they can have no heat and they may then have to plug in a separate heater which is a worry for a potential fire hazard and or injury to the tenant but also increases the electric bill that is seemingly paid for with the control of the heating and air conditioning.!..such control which is apparently at discretion of engineering.
I agree with you on your last comments on how and who makes this omnipotent decision. Have residents been included in this decision before it is made unilaterally? But let’s look back now and find that we have had an abnormal first 6 months of this year.. we have had that normal Marine layer in for the past almost continuous 3 months. Now in those three months I would request our engineering team –and you as the head of the residence board to facilitate this and I’ll be right by your side and we have some other residents here who are happy to sign to say what can be done about this?
and you have bought that up very nicely at the end of your previous message, so really the questions comes down to what can be done about this? When who and how was that decision made? the rules state seven consecutive days above 72° Fahrenheit. Now if the Weather Channel is telling us there has been at no time in the year 2023 in the domicile of Marina Del Rey that temperature has been above 72 for seven continuous days .
was that decision to go to AC made in an error , or has it been made just because it’s been made by whomever at X day,….? We don’t know what we don’t know so how do we end up knowing ?and how do we end up helping the tenants who are in various different locations that are not necessarily beneficial to the warmth of the Sun as you mentioned or those who are not even able to control the heating and end up being quite cold.?.?..
what can we do about this and how can we reverse if we need to.. ?
now this will probably all be moot by the time any action is taken it’ll be well into July and air conditioning will be needed in most of the units although we’re fortunate that we live in such a climate where air conditioning is not necessarily a continuous thing like would be in the valley,
So what do you think the next steps are? how can we get together as a team and find out what can be doneand what can we do in the future because the same issue will present itself in the fall when we need to turn over from Air Conditioning to heat and then again Into Summer . How flexible is it that this change can occur and maybe be reset and multiple times a year for instance as we know we have all seen some significantly hot days in October and even some wonderful Indian summer days where the temperatures for a period of time so I’m perhaps we end up changing more than once a year .
I don’t know what I don’t know and I think this offers us a great occasion to get together with engineering and management and have a good frank open discussion about how we can improve this and maybe some other Communications and some engineering issues .
the building is going on nearly being in existence for what 50+ years I believe ..what can we take advantage of today’s Technologies and today’s Building Solutions to help improve things for all of us. .

Has anyone who has water cooled heat and air conditioning found that we no longer have heat?
I’m told by Avital the assistant manager of PMP that temperatures need to be 72 degrees for seven consecutive days before we change from heating to air conditioning.
I have attached the weather channel temperatures for Marina del rey and we have yet to have any 72 degree days in the whole month of June 2023.

I would like to discuss having the next restaurant board operate as a committee with joint hiring, purchasing, and operation practices as well as joint strategy decisions. There needs to be checks and balances in place.
In addition, the current restaurant operations have inaccurate financials and the chart of accounts needs to be adjusted before re-opening the restaurant. The plans to open the restaurant as well as more detailed restaurant operations including the past consultations and evaluations should be shared with the community in a transparent manner so that we do not continue with the unhealthy fiscal behavior.

While we don’t pay individually for wasting water while waiting on a hot shower we all pay and it’s the right thing to do for the environment.
The cold water line is used for the return line. Isn’t the cold water then a bit heated when you first turn it on??
