From our Owners Group Zoom Meeting on March 10
1. Many questions concerned the election. Answers are here: https://mcc-owners.org/2022/03/07/owners-group-zoom-meeting-thurs-3-10-2022-at-7pm/#comment-121
2. Perhaps management could send out an email saying something like, “If you have lost a ballot and would like a replacement now, you can send an email to [email protected] or call 805-214-8018. to get a replacement.” Or you can make sure you are at the polling place between 12 noon and 1pm to get a ballot and cast you vote there.
3. Could some one from management, or someone delegated by management, make sure that the election notice information is posted in/at the elevators in all three towers. It would be nice if the information above were part of what is posted.
4, There was strong agreement that rules should be clear and should be enforced whatever those rules are. For example, in 2019, the board updated CC’s Rules and Regulations, and the Traffic and Parking rules as follows:
a: Page 32 Parking, Item 6 Storage. “Loose Items and personal property may not be stored in the garage area. The garage area is for parking vehicles only……”, and
b: Page 33 Vehicle types, Section a. “As used in this section “Conventional passenger vehicles….” (this goes on to include certain sizes of pick-up trucks, RVs,)
But given the current levels of enforcement: are bicycle forbidden in the garage, or are they allowed if not causing any sort of nuisance, and if the latter just what are the limits of the nuisance and how is it determined (Clarity). Etc. for carts used for groceries.
5. In the case of masks, there was general agreement that masks should be worn in elevators as it is a closed space that people must use, and our attendees, would like these rules enforced. No consensus on masks in the gym, but a real desire for clear rules that are really enforced.
6. It seems that employees here are using parking spaces intended for visitors. Rules on where employees can park should be enforced. (Note: People may be confused about the rules here.) The lowest level of the parking in the central tower, G1, always has available parking, but signage could be improved to help people get there and to find their way out after parking.
7. People in our meetings are extremely appreciative of the work the current board is doing. But feel that they should be willing to delegate more. This is especially true concerning the restaurant which is a big job on its own. The Restaurant Board likely would benefit from including people with a serious interest and expertise in this area. It need not include all COA Board members. The restaurant committee appears to deal solely with social events and menus, not with the deeper issues of managing the restaurant or finding a replacement.
8. People would really appreciate more transparency on restaurant issues. Restaurant financials are not the main part of the issue as these are much improved.
During our meeting there were questions connected with election procedures. Below is what Fred understands from a long conversation with Will Morstad of the election company.
1. There are probably no ballots in the ballot box. (Management would let him know if they saw anyone deposit a ballot, and he is the only one with keys.)
2. As expected, getting the list of those who have voted is not possible.
3. The inspector of Elections Will Morstad will be on site at the executive offices (ETS, G3) from noon to 1pm on March 23, and will accept ballots and provide ballots to those who need them.
4. If you have lost a ballot and would like a replacement now, you can send an email to [email protected] or call 805-214-8018. to get a replacement.
5. Dealing with proxies is possible, but awkward. Will said one can find Proxy forms for California on the internet, I have found an example here https://www.rocketlawyer.com/sem/homeowners-association-proxy?id=604&partnerid=103&cid=14325283159&adgid=131736740048&loc_int=&loc_phys=9031030&mt=b&ntwk=s&dv=c&adid=438225807245&kw=homeowners%20association%20proxy%20form&adpos=&plc=&trgt=&trgtid=kwd-1746843387&gclid=CjwKCAiAg6yRBhBNEiwAeVyL0ObymJo4yHnNSp2pU_pcc5XVijkiO2vA-cdANI2cUc1l3S8DOhdC5xoC6KAQAvD_BwE
but it is very awkward and probably not worth doing. Once the proxy is filled out, it needs to be approved by our COA Secretary, [email protected], and given to Will Morstad.
5. It would probably be a good thing for us to change rules to eliminate proxies as has been done with most of the organizations they have dealt with.
PMP is making an effort to identify people willing to serve as floor wardens. The following floors are currently covered.
WTS: 7, PH
WTN: 11, PH
CTS: 2, PH
CTN:
ETS::
ETN: 5, 7
It can’t hurt to be better prepared for emergencies, Perhaps others would like to volunteer?
Send an email to [email protected] and if a copy goes to me (fkroghWmathalacarte.com, I will update the list here. You can take responsibility for floors other than your own. Unfortunately the the firsts training is at 10;30 on Thursday Mar. 10, so if you see this and may have an interest the training is in the Monterey Room (Past East Doggie Land, before Kidde Land on the way to the East Lap Pool).
I have a new family next door, they moved in last week. How do they get the ballots as I assume they were addressed to the previous owner?
Have them try contacting the election company:
Phone: (805) 214-8018
Email: [email protected]
They should indicate they are at MCC and should give their unit number.
I that doesn’t work let me know and I will try to track it down.
Is any one other than me bothered by the shortage of ab Lockers for men at the gym. All four that I used to get are now broken, there are 9 lockers that need fixing. I believe most would be fixed by having a locksmith come in and deal with lock problems on many of them.
Fred, along with the concerns I posted earlier. I have also been receiving complaints about the lack of hairdryers in the men’s locker room.
A few months ago there were 4. But they have been disappearing and now there are 0.
Sorry, I was premature with this comment. The gym today had a bunch of new lockers, and I noticed at least one hair dryer.
Please push to update MCC covid rules: It’s now reasonable to make masking *optional* throughout the property, including elevators. No reason now not to align with state and county. Thank you.
I own a corner penthouse. For at least three years (or more) a group of windows in my apt (and all the other corner units) have NOT been cleaned, as all the other windows in the complex have regularly been. Apparently OSHA has not allowed them to be cleaned for safety concerns. I’ve been told repeatedly all the while that OSHA needs to approve the new plan that has been submitted. It’s hard to believe that OSHA hasn’t approved our plan (if there actually is one) that needs to be approved. Can you PLEASE let me know WHEN we might expect to have a resolution of this never ending issue and at least confirm that we’re waiting on OSHA to approve the “plan”.
These are concerns that neighbors have brought to me.
1. The county has Lifted its mask mandate, so why is our gym still requiring masks? Isn’t our gym’s vaccination requirement enough now?
2. It’s been reported to Property Services that MCC employees and day workers are parking in spaces reserved for guests and outside members, making it difficult for them to find parking. Those who work here have designated parking areas. Management needs to enforce the parking rules.
3. The flags by the main gate are shabby and droopy and make MCC look neglected. They should be replaced. For little money it would make us look much better.
.
This meeting is to see if anyone has some good ideas to get out more of the vote for the upcoming COA Board Election. As usual you can post further comments here to be added to our agenda, and we will give everyone time to bring up topics of your concern at the meeting.
