We think the board and PMP may have an interest in what transpires at our owners group meetings.
At our meeting on 1/13/2022, we were not able to get any additional candidates to run for the new board, partly because it was known that the two current board members that would term out, Susan Bursk and Steve Rehling are running and everyone was extremely happy with that. It should be noted that there was special appreciation for all the work that Steve has done as treasurer as well as a general feeling that all the board members and Jennie Twyman and her staff at PMP are doing a great job. We expect to give Susan and Steve our full support in the coming election
A discussion on MCC’s Rules and Regulations revealed some diversity of opinion, but it is fair to say that Property Services and/or PMP should be doing more with regard to violations. Most of us would like to see fast action and much heftier fines, especially for repeat offenders. The amount of the fines should be published in the Rules and Regulations. There is also a great deal of confusion about the content of the Rules and Regulations, and how residents are to report what they believe are violations. For example, how many owners realize that there are two sets of Rules and Regulations, one for the Condo Owner’s Association and another for the “Club”, (the restaurant, fitness and recreational areas). Given the board’s busy schedule, it was suggested that perhaps some of the preliminary work on dealing with these issues might be left to a trusted committee or Advisory Panel member and presented to the board for approval. Perhaps this would not be allowed by the rules, but if it were, it may be something you may want to consider.
There was a suggestion that a committee be formed to work on PR for the MCC to counteract some of the recent bad publicity we have received. This transformed into maybe PMP could do some work on this or, “perhaps we really need to hire some professional entity to work on this”. We, of course, have no power which or whether any of these suggestions are chosen. However, people are upset that buyers cannot get loans, and hope that some work to counter the bad publicity can be done.

Many of us get emails from “Caring MCC Owners”, with some evidence that Elena Mondragon is the person hiding behind these emails. And many of you may wonder what to think of them. Perhaps some of you have something you would like to say about them. But I feel I should say something about the one I got on Jan. 22, 2022 at 11:53 am. For some reason the Caring MCC Owners feel they should educate us on the difference between http and https. Unfortunately while that “information”, is largely factual; it is misleading. When I was the ISP for my own website, I obtained an SSL certificate at no cost. The ISP used for this site gives an SSL certificate as a perk for using them. Clearly the fact that a website uses https is not a sign that you should trust it with any sensitive information; it merely means that it is difficult to eavesdrop on your traffic to the site. Don’t trust a site just because it uses https!
My unit is vacant and up for sale since the beginning of September. A number of potential buyers were going to put in an offer but declined due to lack of funding. These units are essential unsellable due to the bad publicity, land lease, and aging building. Does anyone know when funding at MCC will be? I really need to sell. Any suggestions? Don’t want to rent as I am on the East Coast.
How about recommending HOA initiates an active press release campaign to counteract the recent detrimental publicity posted on the first page of google? PRweb.com is a well respected online resource that google trusts. Press releases that confirm the structural integrity of our buildings, the actions we are taking to improve the property, social events etc. will help restore our reputation and the value of our condos.

Why don’t they start shutting down some of the amenities if they are not profitable. Is three pools necessary? Is the restaurant profitable?
I like this idea. We must have people in the MCC that have the kind of background to do a good job on this. I think the best way to follow up on this is to reply to this or send an email to [email protected], and see if we can’t get a committee started for outside publicity. Note this is most definitely not my background

Upcoming COA Board Election: The deadline to submit names to run in the March election is January 14th, the day after our meeting. Given the timing and the importance of this election, we would like to know if you are a candidate. If you cannot attend our meeting, can you please let us know that you are running? We want to get behind the best candidates for the two available positions.
MCC Rules and Regulations: We are sadly too aware that many are being ignored, seemingly without consequences. Examples are: smoking in units, short term rentals of condo units, unleashed dogs, storage of items that are not allowed be stored in the garages, etc.
