I was (am) on the Security Committee and we used to meet every quarter or so. Jack leads this but I do not believe time allows for routine meetings.
It’s been about a year and there was a meeting this past March, just to vote for an employee replacement. I would like to suggest that we add the topic Security Update to each board meeting ahead.
We currently have no idea of ie; any car thefts, break in’s or generally criminal activity.
Ie; Current Property Services performance update
Security analysis and challenges since last meeting…….most important.
New platforms pending, to enhance overall MCC security.
Etc…
I would also like to review property and structural improvements.
From my perspective, we seem to putting band-aids on many details. Some done by the beautification committee or ie; Sandra when implementing door painting and on and on.
At this time, I believe it makes sense to have a 2-5 year plan, in writing, detailing:
* Painting of the Towers
* New catwalk Carpeting
* New Elevators or……refurbishing, retrofitting or restoring the current ones. There are elevators in LA from the teens and twenties in marvelous working condition.
With the endless discussions on the restaurant and huge per annum losses, I believe it behooves all members to place focus on a frighteningly low reserve fund and how to appropriately fund it.
Then, an actual written plan on the important esthetic and structural needs that need to be done, on the property…..what year it may be designated and most importantly, how funded or do we need to go straight to the assessment category and when implemented.
Will the restaurant and bar be open another day besides Friday? Is there a better answer then
we r working on it?
Is something else going into the space where the deli was?
Safety and Security:
There needs to be a system implemented to check on all entrances and exits of the buildings daily and periodically throughout the evening.
Example: The double back doors of the, East Tower – North Side, have been vandalized and they no longer latch and lock automatically the other door exit was taped open. There is also tagging in the hallway of that entrance. Security knew nothing about it. Again there needs to be a systematic check on all exits and entrances periodically throughout the evening.
A Physical check not just a visual check. Perhaps it would have been discovered if that had been put into place. Image included is what I removed from the taped door.
Hello, I am not sure if I can attend the zoom meeting, but I would like to bring up my request to see if we can get an air pump station installed somewhere on the property. By the bike racks, or anywhere that has the small footprint to have this installed. So many people who need to pump bike tires to make them safe to ride. Please see if you can bring this up in the meeting and then if it can be presented to the board for discussion/approval.

I think I signed up for a free membership which seems to last forever and they keep sending me emails with suggestions on handling the affairs HOA’s. It seems I have trouble finding the time to dig into what they have to say, but some of you may feel differenctly. I believe it is legitimate.
